20 Hectare Small Farm Between Barberton and Nelspruit

10 HECTARE VACANT LAND One piece of 10 hectares is separately fenced off and divided into two camps, suitable for roaming cattle, planting crops, or cultivating Macadamia trees, which are popular in the region. There is a small river that provides plenty of water during the rainy season, although it is not available year-round. The soil is very suitable for building, and there is currently an agreement in place with a private contractor who is using his own trucks to collect building soil. The property borders the R40, and this 10 hectares has direct access to the main road. The location is perfect.

MAIN HOUSE AND OTHER OUTBUILDINGS The other 10 hectares include buildings, such as the main living house. This house, built about 10-15 years ago by the current owner, does not have available building plans. It is a farmhouse designed for someone who enjoys indoor grilling and taking in the views over Barberton. The flooring is a combination of concrete and knotty pine. My favorite part of the house is the patio with the built-in braai, which also features a small stove for baking fresh bread or pizza—possibilities are endless!

There are around 50 lemon trees that are currently producing, which can provide extra income as they could easily be sold to nearby restaurants, along with a vegetable garden.

CATTLE Close to the main house are facilities for cattle, including two storage spaces, camps, and a loading area. Currently, all the cattle have been sold, as the seller wants to have no livestock on the farm when selling the property. A drinking hole is available for the animals.

WATER SUPPLY Two strong boreholes supply water to the farm and crops. The water has not been tested. It is pumped into six JoJo tanks (5000L each) that supply water to the outside area, workers' houses, cattle camp, house, and trees. A pressure pump provides water to the main house. A fee of R3,000 is payable for the right to access water.

ELECTRICITY Electricity is supplied by Eskom, not Mbombela. It is a single-phase connection.

WORKERS' HOUSES There are two workers' houses located not far from the main house, fully functional for the living arrangements of workers on the farm.
